Planning permission or permitted development in Bristol?

Planning permission or permitted development in Bristol?

Permitted development lets you carry out certain works to a house without a planning application. In Bristol, whether you can use it depends on the type of property, its history and its location.

Check the property type

Flats and maisonettes have no householder permitted development rights. Houses converted from flats, or created through a change of use, may also have had rights removed by condition.

Check conservation areas and Article 4 directions

Much of inner Bristol is in a conservation area. Some streets also have Article 4 directions, which remove specific rights such as changing windows or roofs facing the road. The council publishes maps of both.

Check the planning history

Past permissions sometimes carry conditions that remove permitted development. A planning history search for your address will show this.

Record the outcome

Even when permitted development applies, a Lawful Development Certificate gives formal confirmation and is valuable when you sell.
